SUBJECT:     SALE OF CITY-OWNED PROPERTY LOCATED ON THE EAST SIDE OF ALAMEDA WAY - BETWEEN SHERWOOD AVENUE AND THE ALAMEDA.

RECOMMENDATION

 

Adoption of a resolution declaring an 832 square foot parcel of City-owned land, located on the east side of Alameda Way between Sherwood Avenue and The Alameda, surplus to the needs of the City, and authorizing its sale to Steven Behrens and Gina Daul for $16,640.

 

BACKGROUND

 

Municipal Code Section 4.20.20 permits the City Council to declare City-owned property surplus to the needs of the City and authorize its direct sale to the adjoining property owner when it finds: 1) that a property is neither needed for, nor adaptable to, municipal purposes; and 2) the public interest would be served thereby.  In order to determine the current usefulness or adaptability of surplus parcels to City purposes, the Department of Public Works polled City Departments to determine if there were a facility or operational need for the subject parcel.  There was no response indicating a need for the subject parcel.

 

ANALYSIS

 

This parcel is roughly rectangular in shape and is located in the southwest portion of parcel 230-21-080 (the adjoining owners parcel who wish to purchase the property).  The parcel is vacant and not independently developable.  City staff has determined through an independent appraisal that the fair market value of the subject parcel is $16,640.

This item has been coordinated with the Office of the City Attorney and the Office of the City Manager.

 

COST IMPLICATION

 

The City’s cost will consist of staff time to complete the transaction.   The buyer has deposited $16,640 with the City as compensation for the above referenced property.
