Follow the steps below to help you find the information you are looking for. You will find information such as the zoning and general plan designation for your property, allowed uses, development regulations (including building setbacks, height etc.), parking information, sign requirements, environmental requirements, project design requirements, planning permit applications and fees, and active or prior Planning Permits, among other information at the links below:
- Click on Search for Property by Address or APN (underlined in red)
- Type in the address or APN, and click on Search for Address
- Click on Address (underlined in red)
- Click on Property Info (in gray box). The zoning and general plan designation will be listed
- Find and Print a Parcel Map: Select to go to the County Assessor’s Office website to find and print an Assessor’s Parcel map. You will need to input your address and or your Assessor’s Parcel Number (APN).
- Find Allowed Uses in Your Zoning District: Select to review the Zoning Ordinance to find your parcel’s Zoning District, the allowed uses (which are listed in the Land Use Regulation Tables for each zone district), the use regulations and development standards (setbacks, height, etc.): Review the Table of Contents to find the Zone District and the page number in the Zoning Ordinance, then scroll down to find the correct page. *Note, if your site is listed with a prefix followed by a “(PD),” you will likely need to look at the approved plans for the Planned Development Zoning in order to determine the allowed uses, setbacks, parking requirements, and other development standards. Call Planning staff at (408)-535-3555 or speak to a Planner on the first floor of City Hall for instructions on how to access the plans through www.sjpermits.org to review your allowable uses, parking requirements, or other development standards. - Find Parking Requirements in the Parking/Loading Chapter, on page 157 of the Zoning Ordinance. Find regulations pertaining to residential accessory structures on page 47 of Zoning Ordinance (use the bolded link the Zoning Ordinance, above) and secondary units on page 36 of the Zoning Ordinance (use bolded link, above)

- Find the Correct Planning Application For a proposed new use, listed in the Land Use Regulations Table for your Zoning District, in the Zoning Ordinance (use bolded link, above). New construction, involving Permitted uses (denoted with a “P”) typically require a Site Development Permit, Conditional Uses (denoted with a “C”) typically require a Conditional Use Permit, and Special Uses (denoted with an “S”) typically require a Special Use Permit. Sites located in a Planned Development Zone District require a Planned Development Permit. Smaller proposals that meet the criteria in Section 20.100.500 of the Zoning Ordinance (see page 193) can potentially be completed with a faster, easier, and less expensive process called a Permit Adjustment.
Development permits typically include the base fee for the application, a General Plan Update surcharge, environmental review fees, and public noticing fees. Other fees, such as fees related to late-night or alcohol uses, may also be applicable. Additionally, fees for Fire, Building, and Public Works review of Planning applications may be applicable. (Please do not to bring in a finalized check since the fee calculation may change at your appointment.)
- If searching by file number, make sure no spaces are included in the file number. For example, CP09-010 is a Conditional Use Permit, H08-002 is a Site Development Permit, and SP07-117 is a Special Use Permit. The exception to this naming scheme is General Plan Amendments which are listed as: GP09-03-02.
