Active Applications

City staff are currently reviewing two applications submitted by the property owner on October 19, 2021:

  • Master Planned Development Permit (File No. PD21-018) - This proposes to establish a general site layout, including development blocks, public and private streets, trails, grading and drainage, and utilities (e.g., storm drains, sewer lines, and power lines).
  • Tentative Map (File No. T21-041) - This proposes to subdivide the existing seven lots into 19 lots (11 parcels and 8 common lots). The subdivision would enable the sale of the parcels and the future development of up to 10 commercial condominiums and up to 3,450 residential on the project site, consistent with the approved zoning. 

Approval Process. The applications are subject to approval by the Planning Director at a Director’s Hearing. Approval of these applications would enable the phased construction of infrastructure improvements under future permits and the sale of individual parcels to developers. These applications do not enable the demolition of any existing structures or construction of new structures, nor change the type or amount of housing, offices, or public space that can be built on the site. The property owners would need to submit additional applications for the City’s review and approval in order to demolish any structures or build new ones.

  • Go to www.sjpermits.org and click on “Search Permits, Property, and Zoning”   

  • Scroll to “Permit Search” and enter the project file number (PD21-018 or T21-041)   

  • When the search results come up, click “Details”; at the bottom of the Details page, download the attachments.

These applications are not yet scheduled for a Director’s Hearing. When this occurs, staff will send a notice to properties within 1,000 feet of the project site and to people that have signed up to receive email updates.
