Meeting Purpose: To inform the community and gather community feedback on a General Plan Text Amendment that would create and apply a new General Plan Coyote Valley Agriculture Overlay and General Plan Amendments that would change the land use designation of certain property within North and Mid-Coyote Valley. This community meeting is primarily for property owners within the affected area. Comments, concerns, and questions raised at this meeting will become part of the public record and will help inform City Council’s decision as it moves forward in the General Plan 4-Year Review process. Interpreter services for Spanish and Vietnamese will be provided.

As part of the General Plan 4-Year Review, the City proposes a new Coyote Valley Agriculture Overlay that would increase the minimum lot size from 20-acres to 40-acres for properties within North, Mid- and South Coyote Valley that are inside the City’s jurisdictional boundary, and properties within Mid- and South Coyote Valley that are outside of the City’s jurisdictional boundary and are zoned Exclusive Agriculture under the County’s Zoning Ordinance.

Staff will present the proposed amendments to the General Plan land use designations of properties within North and Mid-Coyote Valley and discuss the change in policy context that necessitates a change in land use designations.
