Meeting Purpose:  To describe the applicant’s proposed project, the City’s review process, and to obtain community input on the project located at 1271-1279 East Julian Street. Comments, concerns, and questions raised at this meeting will become part of the public record and will help inform the project’s design as it moves forward in the review process. There are continued opportunities throughout the permit process to publicly comment on the project as illustrated in the permit process chart on page 4 of this Agenda.

Proposed project: Site Development Permit (File No. H24-013) to demolish two single-family houses and remove 50 trees, including 16 ordinance-size trees, for the construction of a seven-story building with 305 units, including two manager's units and 303 units affordable to low-income households subject to the state Density Bonus Law, with a request for unlimited density and one concession to eliminate required private open space, on an approximately 0.97-gross-acre site.
