Commercial Service
Commercial Permit Service is for any non-residential project on properties zoned Commercial, Industrial or Office. This includes hotels/motels, medical, office, restaurants, retail, commercial solar, cell sites, and any industrial project.
Effective Oct. 30, 2023 - This Commercial Service webpage provides checklists and details for the submittal of a commercial project application using the new streamlined Building Permits with Plan Review instructions. You no longer need to schedule a submittal appointment. Intakes will be performed in the order complete project submittals and uploaded plans are received.
QUALIFYING PROJECTS
- Cell and wireless projects
- Damage repairs entailing structural changes
- Electric vehicle station projects on non-residential properties
- New non-residential construction
- Remodels
- Office, R&D, industrial or industrial tool projects
APPLICATION & SUBMITTAL PROCESS
You will start your application at SJPermits.org and then upload your plans to SJePlans. Follow Building Permits with Plan Review instructions, and be sure to follow the instructions for file format and naming conventions.
To help ensure your submittal is complete and accurate, all applicants must fill out the Building Permit Application Intake Checklist for Commercial and Industrial Projects and upload it with their project files.
RESUBMITTALS
During the plan review process, you may need to make corrections and resubmit plans.
For SJePlan users - During the plan review process, you may need to make corrections and resubmit your plans. For ADU applicants who used SJePlans to upload your original plans, you will also use SJePlans to resubmit corrected plans. If you did not upload your original project plans through SJePlans and you need to respond to plan review comments and/or resubmit your plans, follow the instructions on the Resubmittal/Revision Service page.
REVISIONS
If the scope of your project changes after your building permit has been issued (or approved for issuance), you will need to submit revised plans.
For SJePlan users, email: PlanRevisions@sanjoseca.gov and include your permit number and the scope of your proposed revisions. After staff have processed your request, you will receive an email notification from SJePlans inviting you to upload and submit your revised plans.
