Proposed Site Development Permit Amendment for 488 St. John Urban Residential Development, File No. HA20-007-01/ER22-035

Meeting Purpose:  To describe the applicant’s proposed project, the City’s review process, and to obtain community input on the project located at 93-97 North 11th Street and 484-488 East St. John Street. Comments, concerns, and questions raised at this meeting will become part of the public record and will help inform the project’s design as it moves forward in the review process. There are continued opportunities throughout the permit process to publicly comment on the project as illustrated in the permit process chart on page 4 of this Agenda.

Proposed Project: Site Development Permit Amendment (File No. HA20-007-01) to allow modifications to the previously approved project to allow the following:

  • Remove the underground parking and bring all parking to grade,
  • Construct a partial fifth floor, change the unit mix and increase the size of the units,
  • Decrease the number of exposed balconies and decks,
  • Increase the building footprint, and
  • Amend the provision of affordable units to achieve a 35% Density Bonus with associated incentives.
