68℉PDC18-036 Berryessa Road Mixed Use Development (SCH#2021070467)
NOTE: An NOP was published on January 15, 2019 for a General Plan Amendment (GP17-016) and a Planned Development Rezoning (PDC18-036) at this project site. Since publication of that NOP, the City adopted the Berryessa BART Urban Village Plan and more details regarding proposed development on the site were identified. Therefore, the City decided to republish the NOP with the most current information. All comments submitted in response to the prior NOP will be considered in the EIR analysis, in addition to all comments received on this current NOP.

The applicant seeks to rezone the project site from the LI - Light Industrial Zoning District to a PD - Planned Development Zoning District. In addition, the applicant is seeking approval of a Planned Development Permit to develop up to 850 residential units and up to 480,000 square feet of commercial, and to create an approximately 0.9-acre open space area. A Vesting Tentative Map to merge three parcels into one; and re-subdivide the merged parcel into 35 lots; and create up to 590 condominium units and new streets is also included in the project.
Under the project, the three existing industrial buildings and ancillary structures and parking lot would be demolished. Trees on the site would be removed and replaced.
LOCATION
The project site is within the Berryessa BART Urban Village (BBUV) Plan area and is located at 1655 Berryessa Road, on the north side of Berryessa Road, immediately west of the BART/UPRR tracks.

CIRCULATION
The Draft EIR was initially circulated for public comment from August 11, 2022, and end on September 26, 2022. The NOA was revised to reflect the correct Project Description and the public review period was therefore, extended to September 28, 2022.
